Can you hold a property before I apply?
Homes are leased on a first-come, first-served basis with a completed application and all required fees. We recommend submitting your application promptly if you're interested in a property. -
Do I need to pay first and last month’s rent with the security deposit?
Typically, tenants pay the first month’s rent and a security deposit prior to move-in. Requirements may vary by property, and in some cases, last month’s rent may also be required. -
How old must I be to apply?
All applicants must be at least 18 years old and legally able to enter into a lease agreement. -
Is the security deposit refundable?
Yes. Security deposits are refundable, provided the terms of the lease are met and there’s no damage beyond normal wear and tear. Deductions may be made for cleaning, repairs, or unpaid rent if necessary. -
Who needs a cosigner?
If an applicant does not meet the income, credit, or rental history criteria, a qualified cosigner may be required. Cosigners must meet financial requirements and sign a separate guarantor agreement. -
How do I apply for a property I want to rent?
You can submit your application online or in person. We require a completed application, application fee, and supporting documents such as photo ID and proof of income. -
How do I pay rent?
Rent can be paid conveniently online through the tenant portal. Other options may include check, money order, or bank transfer, depending on the property’s policies. -
I want to get a pet—what’s the process?
Check your lease and contact our office before bringing a pet into the home. Some properties allow pets with additional deposits or monthly pet rent, while others may have restrictions. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants on the lease are jointly responsible. If one roommate wishes to remain, they may need to requalify individually or with a new co-tenant, subject to management approval. -
My lease is ending and I plan to move out. What’s required?
Review your lease agreement for the notice period and provide written notice by the required deadline. This helps ensure a smooth move-out process and proper handling of your security deposit. -
Who pays for maintenance and repairs?
Routine maintenance is handled by Gerson Realty & Management Company. Tenants are responsible for damages caused by misuse or neglect. All repair requests should be submitted through the maintenance portal as soon as possible.
